Class A Office Building in Manhattan, NY
  • 400 Madison is a 179,329 SF Class A office tower, located in Midtown Manhattan in close proximity to Grand Central Terminal, Rockefeller Center, and Bryant Park
  • A designated New York City landmark occupying the entire length of Madison Avenue between E 47th and E 48th
  • The 22-story multi-tenant Neo-Gothic tower underwent a recent façade overhaul and lobby and common areas renovation with new, expanded glass storefronts/li>
  • $105 million whole loan origination

Luxury Urban Resort Hotel in Toronto, Canada
  • An urban resort-type hotel and sports complex featuring the top of a class mix of hospitality, leisure, and entertainment
  • Comprised of 404 full-luxury rooms and 90,000 SF of sports facilities with direct passage to Toronto’s Exhibition Place, a 192-acre convention facility
  • The first deal for Korean capital markets, excluding public pension, to directly originate a whole loan in Toronto, Canada
  • CAD $165 million whole loan origination

Full-Service Luxury Hotel in New York, NY
  • Full-service urban luxury hotel and retail development
  • BridgeRock was the workout advisor and successfully negotiated for restructuring with senior lenders and borrower.
  • The hotel targets ultra-luxury segment with 97 rooms, 5 top tier F&B outlets, and wellness facilities that meets 6-star hotel standard.
  • The loan was originally structured as a construction loan which was converted by BridgeRock into a bridge loan for the hotel’s ramp up period
  • $90 million mortgage loan and $50 million mezzanine loan

NY Marriott at the Brooklyn Bridge

Full-Service Hotel in Brooklyn, NY
  • A 666-key full-service hotel near Brooklyn Bridge with easy access to Manhattan and the NY area airports
  • First direct origination of a whole loan by Korean institutions in the US.  We helped Korean institutions bid on the loan directly in competition with U.S. institutions and successfully originated the loan directly with the borrower.
  • Undergone comprehensive renovation over $45 million capital expenditure
  • Muss Development, the sponsor, is a family-owned real estate development and investment company founded in 1906
  • $100 million first mortgage origination

Allergan Headquarters

Global Pharmaceutical Company HQ in Madison, NJ
  • A 453,680 SF, Class A suburban office with comprehensive renovation over $105 million capital expenditure
  • Allergan, a major pharmaceutical company, uses the entire building for its U.S. headquarters operations
  • Located in the famous Giralda Farms campus, the home of five Class A office buildings with an overall occupancy rate of 91%
  • Lincoln Equities Group and Lakestar Properties are the sponsors
  • $50 million B-note note purchase

FDI Development

Luxury Resort Development in Chungcheongnam-do, Korea
  • $1.3 billion luxury resort development project on 529 acres of ocean-front land in Anmyeon-do
  • BridgeRock invested equity capital to meet the Foreign Direct Investment requirement for acquisition of the land from Chungcheongnam-do
  • Project consists of resort hotels, golf courses, residential condominiums, etc.
  • The project is expected to be completed by 2025

Modern Office Development in South Bronx, NY
  • A five-story, 54,049 SF warehouse is currently being redeveloped as a modern co-working and community space for entrepreneurs, non-profits, and social ventures
  • Strategically located in South Bronx, a fast-growing submarket in NYC undergoing broad and fast-paced gentrification
  • Construction completed in January 2023
